It is a year-round house, situated on a slope, with a unique view, surrounded by a 20-year-old garden, with its own shoreline and pier, located in the Welski Landscape Park, which is a silence zone.

BUILDING

The house (ground floor and first floor) is approx. 131 m2 and has a partial basement (additional 12 m2). Under the terrace there is a utility room (additional approx. 15 m2).

Ground floor:

The house was built in 2003, and in 2023 it underwent a major renovation.

Gas heating from your own cylinder (new Termet furnace 26 kW / 2700 L) controlled remotely by app or heating oil (second furnace in the basement). Possibility of hot water also by heating water in flow (Kospel).

PLOT

On the plot, in addition to the year-round house, there are also:

• a separate building with a grill/fireplace and kitchen (24 m2), closed, with large windows (mosquito nets), and
• workshop building with entrance to the attic (approx. 12 m2) and a shelter (approx. 12 m2).

The plot is 1722 m2 and is located at the highest point in the area in the landscape park. Situated right on the lake (approx. 20-30 meters, going down the stairs on the slope) and surrounded by forests.

The garden on the entire plot is over 20 years old, very well-kept. Automatically irrigated by a computer system and lit with LED lamps.

AREA

The plot is located in the Welski Landscape Park. There is a silence zone here, and there is a reserve of white-tailed eagles and grey herons nearby. The Park is crossed by a total of 11 hiking and cycling trails, a wonderful kayaking trail on the Wel River, and 4 nature reserves.
