Historic Residence with Expansion Potential | Medical Services Development Project | Spa Zone A
The subject of this offer is a unique property – the historic Willa Piaski in Konstancin-Jeziorna – together with a developed concept for its expansion and adaptation for a modern medical function.
The project envisions the creation of a representative private healthcare complex, combining the historical character of a pre-war villa with new architecture of a contemporary, light and refined expression. THE BUILDING
History and Heritage Protection Willa Piaski was built in 1922 as a private residence, designed by Marcin Weinfeld for the Laudau family. Over the years, it was expanded and its function changed.
After World War II, the building was adapted for use as a children’s hospital and for decades served as a medical facility dedicated to the treatment and rehabilitation of the musculoskeletal system. Until the 1990s, it remained in use and underwent modernization; however, following several fires, it was taken out of operation.
The building is under heritage protection and is listed in the Register of Monuments under number A-1272.
The plot is designated as Bi – other developed land.
Architecture
The building is a masonry structure, plastered, founded on a rectangular plan, with a basement, two above-ground floors, and a usable attic. It is covered by a mansard roof with dormer windows, finished with roof tiles.
The villa’s form, inspired by the tradition of the Polish manor house, gained the scale of a representative residence with baroque-style details following later extensions. Symmetrical façades, risalits, and a garden-side balcony emphasize its historical and palatial character.
Expansion Concept

  • Permissible building height according to the MPZP: up to 16 m
  • The project includes a new side wing (Part A) and a representative entrance gate (Part B)
  • Total planned usable floor area: approx. 3,700 m²
  • One underground level integrating parking and technical facilities
  • Three above-ground floors in the new sections and two floors plus an attic in the historic part
  • Flexible layout allowing for the arrangement of medical offices, treatment and rehabilitation rooms, as well as common areas
  • The upper floor of the gate section connected to an auditorium / conference and presentation hall

The new architecture has been designed with extensive glazing that subtly reflects the surrounding greenery and historic buildings, emphasizing a dialogue between the past and contemporary design.

The property is located in Konstancin-Jeziorna, within Spa Protection Zone A, in close proximity to the Spa Park and the Mazovian Rehabilitation Centre Stocer.
The surroundings consist of historic villas, mature trees, and green areas that for decades have shaped Konstancin’s reputation as a place conducive to health, regeneration, and a tranquil lifestyle.
