The subject of the offer is a unique property – the historic Willa Piaski in Konstancin-Jeziorna – along with a developed concept for its expansion and adaptation to a modern medical function .
The project envisions the creation of a representative private healthcare complex, combining the historic character of a pre-war villa with new architecture with a contemporary, airy expression. The investment was planned with respect for the landscape and spa character of the location. The design took into account the local zoning plan guidelines, which allow for buildings up to 16 meters high, but this was not consulted with the conservation officer.
Ultimately, the facility may offer approximately 3,700 m² of usable space, including medical and support functions, as well as underground parking.
BUILDING
History and conservation protection
Villa Piaski was built in 1922 as a private residence, designed by Marcin Weinfeld for the Laudau family. Over the years, it has been expanded and its purpose has changed.
After the war, the facility was adapted to serve as a children's hospital and for decades functioned as a medical facility for musculoskeletal treatment and rehabilitation. It remained in use and modernized until the 1990s, but was decommissioned following a fire.
The building is under conservation protection – entry in the register of monuments no. A-1272.
The plot is marked Bi – other built-up areas.
Architecture
The brick, plastered structure is rectangular in plan, with a basement , two above-ground stories, and a usable attic . The entire structure is covered with a tiled mansard roof with dormers.
The villa's structure, inspired by the tradition of a Polish manor house, was later expanded to resemble a representative residence with Baroque details. Symmetrical facades, projections, and a garden-facing balcony emphasize its historic and palatial character.
Expansion concept

• Permissible building height according to the local spatial development plan: up to 16 m
• The project includes a new side wing (part A) and a representative entrance gate (part B)
• Total planned usable area: approx. 3,700 m²
• One underground floor integrating parking and technical functions
• Three above-ground floors in the new parts and two floors + attic in the historic part
• A flexible layout allowing for the arrangement of offices, treatment rooms, rehabilitation rooms and common spaces
• The upper floor of the gate section is combined with the function of an auditorium/conference and presentation hall

The new architecture was designed with glazing that subtly reflects the surrounding greenery and historic buildings, emphasizing the dialogue between the past and the present.
LOCATION
The property is located in Konstancin-Jeziorna , in the area covered by zone A of spa protection – very close to the Spa Park and the Masovian Rehabilitation Center 'Stocer'.
The surroundings are historic villas, ancient trees and green areas that have been building Konstancin's reputation for decades as a place conducive to health, regeneration and a peaceful lifestyle.
