We offer you a beautiful plot located in a quiet part of the picturesque village of Rozogi, in the Masurian Lake District, in the Sorkwity commune, within the Mrągowo County.
THE AREA The location is ideally suited for tourism, positioned between three lakes: Pierwój, Piłakno, and Stromek. The village’s buildings are clustered around a pond. The area features a classicist manor house from the 19th century, as well as preserved remnants of the park layout.

The charmingly located buildings, preserving their pre-war structure on a hilly terrain, create an excellent spot for relaxation and a base for excursions to the nearby lakes or for a well-known kayaking trip along the Krutynia River, starting from the village of Sorkwity next to a palace and park complex in English-style Gothic, located by Lake Lampackie.

3 BUILDINGS
There are three brick buildings on the property, all with new ceramic tile roofs.
The main house has a building area of 78 m² plus a mezzanine, spread across two floors. It features a two-story-high living room with a tiled stove, a kitchen with a window, a large master bedroom, and a bathroom. Upstairs, there is a mezzanine area currently divided into a small guest living room and another large bedroom with a second tiled stove. Half of the house is also cellar space, with a height of 1.78 m. A large veranda creates a magical place for meals.
Additional heating includes photovoltaic panels located on the farther part of the property, air conditioning, and a fireplace. There is also a new electric furnace (with app control). The electrical system, plumbing, roof, windows, decorative shutters, and the bathroom (renovated two years ago) have been updated. There is also the possibility of connecting the house to the municipal sewage system (the network is in the road).
The guest house, with a building area of 31 m², consists of a large room heated by a stove. Development decision – change of intended use to residential and expansion according to the decision.A decision has been issued to expand this building with a bathroom. The house has recently been renovated.
The third building is a large structure with a building area of 147 m². The building includes a ground floor and attic, and the roof has been replaced with ceramic tiles. Currently, a large garage for cars and possibly watercraft is located at the entrance section.
THE PROPERTY The plot is fenced off from a quiet village street with an entrance made of river cobblestone and a beautiful gate, further fenced traditionally.
In the central part of the property, between the buildings, stands a massive oak and lime tree. This area is perfect for relaxing in the shade of the trees. There are also several fruit trees, elderberry bushes, and a beautiful, picturesque landscape.

ADDITIONAL INFORMATION
The area does not have a local spatial development plan.
A decision has been issued for the following construction conditions: a) For the building with a footprint of 147 m², a decision for expansion and change of use from a utility building to a single-family residential house. b) For the building with a footprint of 31 m², a decision to extend the existing house by adding a bathroom.
The area is not subject to simplified forest management plans nor to decisions from the Mrągowo County regarding forests according to Article 19, Section 3 of the Forest Act.
The plots are located within areas protected by the Nature Conservation Act of April 16, 2004 – part of the Sorkwickie Lake nature and landscape complex, within the Natura 2000 bird protection area of Pilska Forest, and part of the Natura 2000 ecological area of Piska Habitat.
The area is not included in revitalization programs and is not located within a special economic zone.
The property consists of the following plots:

  • Plot 11/4 with an area of 0.2158 ha, including 0.1226 ha of residential land (B) and 0.0932 ha of arable land (RIVb), with a building of 147 m², two-story.
  • Plot 9/1 with an area of 0.09 ha, residential land with two buildings of 78 m² (two floors and cellar under half of the area) and a building of 31 m².
  • Plot 9/2 with an area of 0.2392 ha, including 0.0338 ha of permanent pasture (PsIV) and arable land (RIVb) of 0.2054 ha.
  • Plot 10 with an area of 0.0646 ha, arable land (RIVb).
  • Plot 11/5 with an area of 0.21 ha, arable land (RIVb).
